Property Investment


I love property investment as it is a source of passive income, of course you have to do it right. I love property investment even more when I came to know about swiftlet ranching industry. Why? Now I can make full use of my property for both rental and perpertuate income stream from by tenant, both man and swiftlet. I have less fear than before as I do not fear of my property are not rented to someone who would be able to pay me a rental or return by the end of each month.

I tend to love to have my lower floor rented high, close to cover my monthly instalment to my banker, and use my upper floor for my future income stream - swiftlet ranching. This will definitely minimize my risk of paying monthly to the bank from my own pocket. This is one of the reasons why I can see a lot more shop owners converting their upper floor to swiftlet farming now, in my area, they are mainly retail motorcycle and sparepart shops..

Be considerate when you would like to do so, as if your shop is immediate behind another residential area or school, you may not be able to sleep well later...

What is a best time to conduct a Bird Call test?


I heard about this question and wanted to know about it since long ago..Some say 10 am, some say 12 pm, 3 pm and never pass 5 pm etc.....After doing many, I personally view it as it is not a matter of what time, but what sound. If you have the wrong sound, it does not matter what time you do it, bird will not be attracted, it does not depend on the test duration too.
When we wanted to do this test, we only have one objective: whether the place is suitable to set up a farm. And to compare which location is a better location.
I believe this is the reason why a friend of mine only attracted one bird after half an hour test, but insisted of starting up a standalone farm, but became successful. I believe he might have used the wrong birdcall test sound.
However, the more tests we do at different time, the more accurate is the test. This is particularly right for a foraging area, the birds will spend their day at these areas.
Once upon a time, I heard a birdcall test charge is about RM500 for an outstation place like an hour drive away...Wow! what a business!

A pond on top of a farm?


I learned about this technique when I started to get involve in this farming business. I thought it was a great idea to have a pond above your farm so that the birds has a place to quench their thirst and ultimately build a better and bigger nest for you...Before I see a better nest, the ceiling started leaking! and when this happen, your planks started to grow mold!!! And mold is the last thing you would like to have in your farm....So guys, think carefully, even your consultant encourage you to do so, and even they have the best method to control the possible leakage and give you the necessary warranty, my advice is: Ignore them completely!! You know when the money is paid, they will disappear in no time, not even talking about helping you to fix the rot. It is damn expensive to fix it in fact...If you need water, find a place with natural pond, and if you need insect, find a place with abundant of insects! Who can beat the mother nature?

Wonder why birds are not staying and nesting?

There are many factors why birds are not staying and nesting in your farm. Apart from all the micro-habitat criteria as mentioned by Indons: Kacasusu.....I believe a lot of people leave it out is the condition of you nesting planks. When you thought that you make your farm humidity level at the ideal 70%-95%, the means you use may affect your nesting plank condition for good nesting. There are many of us using chicken farm humidifier to create a man made humidity level, we know the mist will raise up to a level that it may or may not visibly touches the plank. Here is the tricks, without knowing, the mist is touching your planks on a regular and predictable basis, at no time, your plank is infected with mold. And if you visit your farm on a monthly basis, the mold is on!! So, when you do your next visit to your farm, make sure you have a checklist including plank mold check. It is generally viewed as slightly white in colour compared to your plank color, wipe it with your fingers, smell it, you should tell the difference...

Beware of this man

A friend of mine told me a story about this man. Beware of this man, here is his story:

I WRITE to inform the public about a con-man who stole money right in front of me. This crook is a middle-aged foreigner with close-cropped hair.I was refilling my car at a petrol station on MRR2 outside Beverly Heights in Hulu Kelang when the man stopped his car and asked me to direct him to a money changer.I told him that he could probably find one at Carrefour or Jaya Jusco. He then asked me what the Malaysian currency looked like. I took out my wallet to show him a RM50 bill but he asked to see other denominations, especially RM100.I told him I did not have a RM100 bill and I opened my wallet to show him that all I had were RM50 and RM10 bills.He then snatched some of the money from my wallet and checked through the notes to make sure I did not have a RM100 bill.I was shocked at such rudeness, and took my money back. He then left. A few minutes later, I came to my senses and decided to check my wallet. I then discovered that three RM50 bills were missing.I knew the exact figure because I had earlier withdrawn a certain amount in RM50 bills from an ATM.I hope your readers will take note of this trick.POLICE REPORT 000065/09,Hulu Langat, Selangor.

Motivation

We need motivation to move on in life.

This happen to my debut blog. I lost a month in monitoring my blog hit rate as I was not able to do so last month. Anyway, thanks to CK and Youtube, in fact, now "You Can Learn" everything from Youtube, just key in the key words: How to...., you will have it!

I started to see the hit rate going up daily. This is a great motivation!

I love to have my readers giving comments or send an sms to me. This will keep motivating me to continue to write, and of course, you will be able to continue to have "free" information and tap my thoughts too...We both win!

So, if you have not given your comment or sms, and you are benefited from this blog...don't be so "kiam siap" (Hokkien saying) lah....

Health or Wealth?

Health or Wealth, what is more important to you?
A very good question, in fact, it worths a million dollar.
I used to think that wealth is the most important thing in the world, with wealth you can buy health and many other things in the world. Is it true? I would think many is the same like me too. We are too busy looking for money to feed more than what we need. Spend more time than we need instead of spending time in building our health and family relationship. As said, you need a break, to think deeply, quietly, what is more important to you.
You cannot buy health, when you lost it....! Health is money cannot buy if you are at a chronic situation. Your hard earned money will say Sayonara to you, you will say Sayonara to you loved one, say Sayonara to everything you used to own, etc.....
Spend some time to exercise, find some time to think what is good food and the difference between tasty food and good food for your body, spend some time with your family, give your long lost mum and dad a hug or phone call.....

How much to convert a shoplot into a farm?

There are many form of shop renovations, but there a few that are popularly adopted as below:

1. Double storey shop converting to a full double storey farm;

2. Double storey shop converting to a single upper floor farm;

3. Three storey shop converting to a double storey farm;

4. Three storey shop converting to a single uppper floor farm.

What are the factors affecting the cost of renovation is a general questions asked and required to know before a person is being "con" by a consultant. Just listing down a few:

1. Is there a concrete slap constructed on the uppper floor? This construction can be as costly as $10k to $20k depending on how knowledgeable you are.
2. Wood plank, in general it is in the region of RM2.8k per tonne. And you need a tonne to construct a single floor.
3. Sound system, ranges from $3k to $5k dependent on how sophisticated is your tweeter layout.
4. Heat insulation, in general you need additional walls to insulate the heat from penetrating your farm. The cost is dependent on the material you choose and how extensive is the coverage.

As a newbie, you may be only interested to know what is the rough budget. This is my personal experience. A single upper floor renovation with everything included may cost you around $25/sq ft. Hence, for a 20'x70' farm, it cost around $35k. And if you need to renovate the lower floor immediate under this floor, then, you may need to add in another $10k. Hence, for a two storey farm, $45k-$50k is a reasonable price in my area. Well, this amount may varies depending on one area to the other, but I think it is a good and general guideline. In fact, I heard someone asking for $50k to $70k for a two floors renovation, personally, I would think these are at the high side of the pricing. Feel free to comment if you disagree. I have a friend of mine renovated a single floor(on a double storey shop) without concrete slap, he was charged with $28k, this is slaughtering!!
As the economy is going down, the grow of new farms has declined a little as far as I can see recently. Hence, if you are determined to build a new farm, try to ask for 5-10% discount from the above mentioned rate, it may works....If you could do so, remember to buy me lunch/dinner lah! :-)
